What you agree to when you book
Plain terms for a direct booking. We would rather you read this in four minutes than discover any of it at the door.

Who you are booking with
The houses on this site are managed by Casago Costa Rica, run on the ground from Jacó, Puntarenas. Your booking contract and your payment are with MG MGMT LLC, registered at 407 Palm Drive, Islamorada, Florida 33036, United States.
Payments appear on your card statement as CASAGO COSTA RICA. If a charge you do not recognise appears, write to us before you contact your bank — we can almost always identify it the same day, and a chargeback raised in error takes months to unwind for both of us.
Each house is owned by a private owner and managed by us on their behalf. You are booking the right to occupy it for your dates. It is a holiday licence, not a tenancy, and it creates no right to remain after your checkout time.
What happens when you book
The price you see is re-checked on our side at every step, and the number you are shown at checkout is the one that applies — not the one your browser was holding. If a rate has moved since you picked your dates, the checkout page says so before you enter a card.
- You confirm. We hold the dates for you and store your card against the booking.
- We confirm. A booking is only confirmed when we have checked it and told you so. Until then the hold can be released — most often because the card could not be verified.
- You travel. Arrival directions and access details come from us directly before you fly.
Nothing you see on this site is an offer we cannot withdraw. In the rare case where a price is obviously wrong — a decimal in the wrong place, a rate that never existed — we will tell you before taking any money, and you can take the corrected price or walk away with nothing owed.
What you pay
Every price on this site is in US dollars. The total at checkout is the total: accommodation, the fees the owner charges, and any tax that applies, itemised line by line before you confirm.
There is no booking fee. That is the whole point of booking direct with us rather than through a listing site, and it is why the line reads Booking fee: $0 and not a number in small type.
If your bank converts from dollars, or charges you for an international payment, that is between you and your bank. We only ever see the dollar amount.
When your card is charged
Confirming at checkout is the moment you pay. The amount and the timing:
For stays of up to 29 nights, the full amount is charged to your card when you confirm your booking — one payment, at the moment you book. For stays of 30 nights or more the payment is split: 51% when you confirm and the remaining 49% on the day you check in. There is no deposit either way, and the amount due at booking is shown on the checkout page before you pay.
Card details are entered into a field served by GuestyPay, our payment processor, and are never sent to or stored on this website’s servers. We hold a reference to your card, not the number. The privacy policy explains exactly what we do hold.
If the payment does not go through, we will tell you plainly on the confirmation screen and by email, and your dates are held while we sort it out with you. A booking whose payment is never completed may be released, but never without telling you first.
Damage, and the deposit
No damage deposit is taken and no damage waiver is charged. Your card is charged for your stay and nothing is held against it as a deposit.
Ordinary wear is expected and never charged for. We are talking about the broken, the missing and the genuinely unreasonable — and if it happens we will show you what it was and what it cost before anything is taken.
The rules of the house
Every property page and your checkout page list that house’s own rules: check-in and checkout times, the maximum number of guests, and the minimum age of the person making the booking. They are part of these terms and they are not decorative.
- The guest who books must be of the minimum age shown for that house, must be one of the people staying, and is responsible for everyone in the party.
- The maximum occupancy shown is the maximum, including children unless we have agreed otherwise in writing. Some buildings enforce this at the gate and we cannot override them.
- No parties or events without our written agreement first. Several of these houses sit in residential buildings with their own rules and their own security.
- Where a community, condominium or HOA has its own rules, they apply to you for the length of your stay.
We can end a stay without a refund where a house is being seriously misused, where occupancy has been misrepresented to get a lower price, or where guests are putting people or the property at risk. This is a last resort and in practice it starts with a conversation.
Changes and cancellations
Cancellation terms depend on the house and the rate you booked. The policy that applies to your stay is named on the property page and again at checkout, before you enter a card.

When something goes wrong at the house
Tell us while you are there. We have a team on the ground and a WhatsApp number that a person answers; almost everything that goes wrong in a rental house can be fixed within hours by someone nearby.
What we cannot fix, we will be straight with you about, and where a significant part of what you booked is genuinely unavailable we will move you or refund that part. A problem reported after checkout, when we had no chance to put it right, is one we can rarely do anything about.
Some things are outside anyone’s control: a municipal water or power cut, a storm, a road closed by weather, a national strike. We will help you through them and we do not pretend they are our doing.
What we are and are not responsible for
We are responsible for the house being as described and for the service we provide. We are not responsible for your travel to Costa Rica, your insurance, your visas, or what happens to you outside the property.
Beaches, pools, surf, wildlife and rainforest are what you came for and none of them are supervised. Costa Rica’s Pacific coast has rip currents and there are usually no lifeguards. You are responsible for the people in your party, particularly children, around water.
Take travel insurance. It is the cheapest part of the trip and it covers the things a cancellation policy never will.
Nothing in these terms limits liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited.
Law and disputes
These terms are governed by the laws of the State of Florida, United States, without regard to its conflict-of-laws rules, and any dispute that cannot be settled between us belongs to the state or federal courts sitting in Florida.
If you are booking as a consumer from somewhere with its own mandatory consumer protections, that clause does not take them away from you. Nothing here is meant to.
Before any of that is relevant: write to us. Every dispute we have seen in this business started as a question somebody did not ask.
Changes to these terms
We may update this page. The terms that apply to your booking are the ones published on the day you booked, and we will not change them under a booking that is already confirmed. The date this version took effect is at the top of the page.
